Energy Efficient Strategy

Insulation Strategy for 109 Madison Street –

As we began this project it became clear that there are many opinions relating to insulation strategies.  Given the condition of our building (Brick shell) our options were wide.  In the walls we decided upon a multi layer system, starting at the wall with ¾” firing strips to allow for a drainage plane behind the brick if necessary.  Next 2” sheets of rigid Polyisocyanurate foil face foam board applied to the firing.  Attention to the detail of taping and air sealing all joints and air infiltration possibilities will provide a solid r-14.  All the exterior walls were re-studded with 2x4’s or 2x6’s depending on the circumstances and held away from the rigid insulation board.  This provides for a thermal break and the ability to build plumb walls.   The wall framing was skinned with a retention netting material and a high density Class 1 UL Listed Cellulose was blown in to fill these cavities.  This “Dense Pack” Cellulose rated at r-3.9 per inch within our system will yield values between r-30 to r-40.  


The attic is a very critical area for insulation and our strategy was simple – put in as much as possible.  The retention netting material was installed under the ceiling joists of the second floor.  Air sealing was performed at all edges of wall and ceiling connections and 15” to 17” of Cellulose was blown into the attic space.   This provides  r-60 insulation value to the top of the building.  We provide a more consistent thermal barrier by limiting our roof penetrations and keeping our mechanicals below the attic plane in the conditioned space of the house.
